Growth is spreading in Collin County, increasing overall property values, while average home values are down slightly, says Brian Swanson, deputy chief appraiser-business operations and compliance of Collin Central Appraisal District (CCAD).
“The overall value of the county increased by 4.43% while the average home value decreased from $603,190 in 2025 to $588,119 in 2026,” Swanson said as CCAD released 2026 certified taxable values as of July 23.
“We continue to see significant growth in the northern part of the county with Celina and Melissa, and now more in the east side of the county in Lavon, Nevada, and Princeton,” he said.
CCAD said Collin County certified taxable values increased to $280.17 billion, with $7.7 billion in new property added to tax rolls as of July 23, 2026.
In the city of Princeton, CCAD data shows an 11.60% increase in total certified taxable value, from $4.76 billion to $5.31 billion with $474.1 million in new construction.
Yet the 2026 average market value of a home in Princeton is $312,665, a decline from last year’s value of $333,631.
Princeton Independent School District had a 5.09% increase in taxable value to $5.78 billion. Of the increase, $591.1 million was in new construction. The average market value of a home within the PISD was $301,872, down from $322,217 in 2025.
In nearby Lowry Crossing, the taxable property value was $403.1 million, a 7.81% increase with $14.5 million of new construction. The estimated average value of a home in Lowry Cros ing in 2026 is $430,932, up from $419,062 last year.
In the city of Farmersville, CCAD said the total certified taxable property value increased 3.33% to $546.3 million, up from $528.7 million in 2025. There was $10.9 million in new construction in the city, and the average home value is estimated at $264,561, up from $262,984 in 2025.
In New Hope, the total value of property is $112.2 million, an 8.44% increase from $103.5 million in 2025. New construction is valued at $5.4 million. This year’s average home value in New Hope is $408,780, up from $391,718 in 2025.
Rural property in the new Collin County Emergency Services District #1 was set for the first time at $13.47 billion with the average market value of a house at $408,648. ESD commissioners will later set a tax rate that can be no more than 10 cents per $100 of property valuation.
